Strong demand for upmarket Atlantic Seaboard rental accommodation in coming holiday season

With so much reportage on the dire effects of the US/European financial crisis – and the possibility of a double dip making itself evident before 2011 - it may come as a surprise to Capetonians to learn that Anne Porter Knight Frank’s Atlantic Seaboard short-term lets division’s main problem is meeting the strong demand for top priced, high value accommodation in the coming December / January holiday season.

"We have about 150 homes available," said Janine Sullivan, who runs this new APKF division, "but we need more because demand from overseas has been as high as ever."

APKF insist that their tenants sign on for two complete weeks. Although there is a call for shorter stays, they have stuck to this rule.

Many overseas and upcountry visitors, said Sullivan, are looking for luxury homes in which there are four to eight bedrooms, because they are planning to host extended families, including grandparents, children and grandchildren, or will be holidaying with other families.

"One client, coming for a two-month stay in December, has booked three villas all close to each other," said Sullivan.

Obviously, the units have to be fully furnished and fully equipped, and in view of the high rentals - anything from R3 000 to R20 000 per day - the fittings and furnishings have to be of a very high standard.

APKF protect their letting clients by insisting on large, upfront deposits and by monitoring the premises, in a friendly way, throughout the tenants' stay.
