Green Point and Sea Point property prices have stabilised

Although many Capetonian property watchers have not yet realised it, Green Point and Sea Point have become areas in which property prices have not only stabilised but are now rising ahead of most of those in the Greater Cape Town area, says Helen Hoekstra, Manager of the Anne Porter Knight Frank branch that covers these areas and Camps Bay.

Hoekstra said that a growing reluctance to waste time commuting, the huge upgrade of the precinct linked to the new stadium, and the trendy atmosphere of Green Point village, had all helped to make this section of the Atlantic Seaboard very sought after.

"De Waterkant set the pattern by becoming an 'in' place. Now much of Green Point Main Road has followed suit. This area now has some of the Cape’s best restaurants, coffee shops and apartment complexes."

Velma Knight, who with her sister Meryl Kreuger, are the APKF agents for the area, said that she had lived in Green Point - ever since her birth, in fact, and has never wanted to live elsewhere.

"The area has got better and better", she said.

Knight mentioned two homes, now on APKF books, which in her view merit close inspection and offer good value.

In Sydney Street, Green Point, APKF is selling a heritage Victorian three-bedroom cottage for a price of R3 195 000, which the owner, working closely with an architect, has renovated and modernised "without in any way detracting from its intrinsic Victorian charm".

The main effect of the upgrade, said Knight, has been to allow much more light into the open-plan living, dining and kitchen area. Also particularly pleasing, she said, is the upper floor en-suite master bedroom.

The second home is a north facing, five bedroom double storey building high in Upper Deane Road, on the slopes of Signal Hill/Lion’s Rump.

"With the Atlantic Ocean in front of you and the mountain range as a backdrop, this home, only five minutes from the centre of Cape Town, is as conveniently positioned as it is possible to be".

But, she adds, "any buy in this area today is likely to be a fast appreciating asset".

APKF's stock in the Green Point/Sea Point area has freestanding homes priced from the R1,9 million to R6 million or more, and apartments from R595 000 to anything up to R45 million at the V&A Waterfront.
