Constantia home now on the market is one of the best in her long career, says APKF agent

In all her 15 years in property, says Lorraine Dellbridge, an Anne Porter Knight Frank agent serving the Constantia area, she has only come across three or four homes that can compare with the one she and Pam Robb are now selling in Lower Constantia - at an asking price of R5,8 million.

Listing the home's attributes, Dellbridge says that first and foremost must be its position. It is, she says, close to the Van der Stel Freeway and to major retail centres such as Constantia Village and the Steenberg and Westlake centres. It is also close to doctors' rooms, professional offices and to the Constantiaberg Clinic.

Golfers, says Dellbridge, will find that they are within five minutes' driving distance of the Westlake and Steenberg courses and within 20 minutes of the Royal Cape Golf Club.

"In addition to these advantages," she says, "it is also on the Constantia Wine Route and close to several good schools, including Bergvliet, Waldorf, Reddam House and Wynberg."

The property covers 1,400m² and the double storey home has 764m² of floor area.

"Unlike so many recently built homes," says Dellbridge, "this one has ample space - with an attractive open plan flow leading from the kitchen to the entrance hall, the large living room and the equally spacious covered patio.

"Everything has its place and, to repeat an old cliché, there is a place for everything."

The kitchen, adds Dellbridge, is especially attractive. It has predominantly white finishes with blue marble tops, two eye level ovens and a gas stove. The central island can be used for serving or for informal meals and double doors open onto the garden.

The living room also has doors (concertinaed) leading to a large exterior verandah with braai facilities. All the major ground floor areas have pigmented concrete screeds, a feature that Dellbridge describes as very upmarket.

The upper level of the home has four bedrooms and three bathrooms, some with underfloor heating.

A double garage, ample parking space, a large pool and servants’ accommodation complete the offering.

Many of the rooms, including most of the bedrooms, look onto the Constantiaberg range and the views from this property, says Dellbridge, are awe-inspiring.

Asked how sales in Lower Constantia are progressing, Dellbridge says that at the moment they are going at a steady pace.

"We are witnessing five or six sales at an average price of R3,5 million each per month. Prices are starting to move up, but most homes here are a very good buy with huge potential for price rises in the next two to three years."
