Each Newlands property is based in the up-market suburb of Cape Town, South Africa, located on the southern side of Table Mountain. It is the wettest suburb in South Africa, experiencing high winter precipitation, and as a result is noted for its wide variety of trees and verdant gardens. Newlands borders the world famous Kirstenbosch Botanical Garden, a 528 hectare haven for thousands of different plant varieties, and home to numerous indigenous birds and animals.

As the city of Cape Town expanded in the 1700s, people moved into the forested "New Lands" on the southern slopes of Cape Town, hence the suburb's name. One of the oldest homes in the suburb is the Red House in Newlands Hiddingh, built in 1729, and used by Lord Charles Somerset as a hunting lodge retreat. Even today, Newlands houses enjoy their own special seclusion, yet are conveniently located for access to False Bay, Hout Bay, Cape Town international airport, the city itself and the University of Cape Town. The suburb is also home to a number of schools, the most notable being the 200-year old South African College Schools (SACS) junior and high schools. A further feature of note would be the world famous Newlands Cricket Ground (opened in 1888), as well as the neighbouring rugby stadium.

The Leesbeek River runs through the Newlands real estate, past the world renowned Vineyard Hotel, and was the original source for water to make the first European styled beer in southern Africa. Today the Newlands brewery still draws natural water by pipeline directly from a Table Mountain spring.

The Cavendish shopping centre is situated towards Claremont and the Main Road and is one of the most up-market in the country, also being home to supermarkets, cinemas, clothing and luxury goods stores and boutiques.

All of these attributes make Newlands a very sought after suburb, and as a result, the price for a Newlands house has always been higher than average.

 Mountains, streams, forest and arterial roads have divided the area into distinct sub-sections: Upper Fernwood extending above Rhodes Drive onto forested mountain slopes with superb views across to Somerset West; Lower Fernwood below Rhodes Drive with larger and more level stands; across Union Avenue the well established Hiddingh suburb with generally older homes and tree-lined avenues; the adjoining Newlands Village featuring a charming collection of old and new homes, mews and terraced cottages, some on stands of less than 200 square meters: Palmboom Road which stands apart from the village with high value homes of varying ages and sizes, some down quaint cul de sacs; Upper Newlands above Newlands Drive; and Newlands/Rondebosch right amongst a number of well established schools such as SACS and Sans Souci.

Despite the incredible variety of homes throughout Newlands, a common and distinct theme throughout the suburb is a feeling of quiet contentment. This is exemplified by the sight of residents taking walks, with or without their pets at all times of day, or simply enjoying the natural surrounds with their lush vegetation and lovely mountain views.
