WORK GOES AHEAD ON CONSTANTIA’S TOP-RANGE SECURITY ESTATEThose property watchers who have waited to see action on Stan Evan’s ± R65 million “The Curzon” development in Klein Constantia Road, Constantia, will be pleased to know that the developer is now going ahead with the comprehensive services contract and with the three metre high boundary wall. This, with an electrified topping and guard services, will make The Curzon one of the most exclusive secure private estates in SA. (The estate was originally part of Governor Simon van der Stel’s farm and is today within walking distance of four pre-eminent Cape vineyards.) The development will consist of only five homes, two of which have already been reserved. All are designed in a classical Georgian style which relies for its impact on regular spacing and proportions, elegant plaster mouldings and black tiled roofs. Each has a 2 000m2 plot. On offer are homes priced at R13,2 million and R13,6 million. Marianne Price of Anne Porter Knight Frank, who is marketing the homes for Evans, said that the list of “extra” facilities is particularly impressive. It includes swimming baths, under floor heating and a wide range of floor coverings, carpet, wood and tiles – and certain unusual kitchen fittings. A typical home, said Price, will now have 700m2 of floor area, five bedrooms, four bathrooms, a study, a family room, a patio and a balcony. All are double storey. Lanice Steward, MD of APKF, commented that the developer has shown an understanding of what the typical upcountry or UK/European buyer is looking for in Constantia. “This type of buyer,” she said, “is conservative but very aware of quality and security. In choosing a conventional (but modernised) style and expensive fittings and materials, Evans and his architect, Rennie Scurr Adendorff, have made The Curzon exactly what most buyers are looking for – and the response to the launch shows that they have the formula right.” The Curzon’s position, said Steward, is near-perfect. “With the Klein Constantia and Buitenverwachting estates all just down the road and with Groot Constantia covering much of the ground to the west, this is the historic heart of Constantia. As such, any buy here must represent a good investment.”
