UPMARKET SECURITY DEVELOPMENT FOR KLEIN CONSTANTIA ROAD

Anne Porter Knight Frank are once again the dual mandate agents on a luxury five-unit development in Klein Constantia Road, Upper Constantia.  The project, launched originally under a different name and designed in a Cape style, has been bought into by a new developer, Stan Evans, already known for his involvement with the Radisson Hotel Group and the Tinga Game Reserve.  Evans has totally reconfigured this scheme and given it a new name, ‘The Curzon’.

Under the new arrangements, all five houses will be in an authentic Georgian style with black tiled roofs and classically shaped windows surrounded by plaster mouldings.  Buyers will have the option of up or down scaling in size and fixtures – for example they will be given a choice of wooden, tiled or carpeted floors with several examples of each to choose from.  Some of the more attractive standard features will be swimming baths with each house, underfloor heating and braai areas on the patios.  Buyers can opt for a single or a double storey, depending on their needs.

A typical home, therefore, will now have some 450m2 of floor space on two floors and will provide five bedrooms, four bathrooms, a playroom, a study and a reception area as well as a balcony or patio.  The selling price of such unit would be in the region of R12,5 million plus VAT.

“What makes this project unique in Constantia,” said Marianne Price, Anne Porter Knight Frank’s Upper Constantia agent, “is that each home is situated on 2 000m2.  These are very large plots for a multi-unit development, particularly in an area as sought after as Constantia.  In addition, the entire estate will be enclosed in a three metre high wall (enhanced by greenery, approved by the City Council and topped by electrified fencing).  The entire estate will be monitored by CCTV on a 24-hour basis and this will be linked to a central guard house.

All homes, added Price, will have the much prized views of the Table Mountain Southern Spine in the region of the Groot and Klein Constantia estates, including Constantiaberg itself.  Walking trails from the estate to the Groot Constantia vineyards are open.

The development will also be the first in the Cape to provide a full-time driver with a car for lifts, transport, shopping and the like.

Price said that Klein Constantia Road, skirting, as it does, the Cape’s most historic vineyards, is regarded by many as the true heart of Constantia – an area graced by many historic homes.

The development, she said, will be 20 minutes from the CBD and 30 minutes from the airport (in non-peak traffic) and close to some of the Capes best schools, golf courses and retail centres.  It is also, she said, within 15 minutes of the False Bay beaches and 10 minutes from many of Table Mountain’s best walks including those from Constantia Nek.
