LOWER CONSTANTIA STILL OFFERS GREAT VALUE SAYS APKF MD

Lower Constantia is one area in the Cape Peninsula into which upwardly mobile homebuyers are still moving at a steady pace – and this is possible, says Lanice Steward, MD of Anne Porter Knight Frank, because the area still has well-designed, efficiently-built homes priced below R3 million.

 Steward said that one of APKF’s agents servicing the area recently made three sales in 14 days, mostly in the R2,5 to R3 million bracket.  These, she said, are in today’s market as good a buy as any investor is ever likely to find and will emerge from the current downturn with greatly increased values.

 An idea of what is on offer in the R2,5 to R3 million price range in Lower Constantia can be gained from another home now being sold by Mandy Kuhn.  Priced at just under R3 million this has three bedrooms, three reception rooms, a walk-in pantry, staff quarters and a developed garden with a pool – all on a 778m2 plot.

 “The home,” said Kuhn, “enjoys 180° mountain views and a semi-rural atmosphere.  As its façade is a pale brown face-brick, it will require minimal maintenance.  Shutters, a pergola and the window frames are all white painted and the interiors are comfortably fitted out with wall to wall carpets, quality tiles, built-in bookcases and, in some areas, chandeliers.

 “Nowhere in the First World would a home of this quality be priced at such a low level,” said Steward.  “As we emerge from this slump it is homes of this kind that will appreciate fast.”
